Is now the right time to buy/sell?
In commuter belt towns such as Maidenhead and Windsor, statistics show that the time it takes for a home to go under-offer, is significantly less than in other areas of the country.
Detached houses - in particular - are currently taking on average 65 days to sell, and for those planning any onward move, these somewhat reassuring statistics are further supported by the fact that there are now a handful of high-street lenders offering a 75% LTV rate below 4% - something which hasn’t happened since September 2022.
Contrary to the often overly negative media narrative, March’ average house prices statistics – having risen by 0.8% - are only slightly below the two-decade average. This is a figure which, for the time being, helps to put paid to some of the most prevalent buyer fears surrounding an impending downturn, in the Maidenhead area at least.
Coincidentally, buyer demand is this month up by 6% (compared to the same period in the last ‘normal’ market of 2019), and although economic factors are still raising some challenges for home-buyers, all the signs are suggestive that 'watch and wait' may no longer be the best way to broach this much more settled market.
