When is the right time to move?
That is the burning question, and the one on many people’s lips, now that Spring’s buoyant home-selling season has finally arrived.
If you’re among the many who’ve set your sights on this window of opportunity, as the perfect time to get the buying/selling ball rolling, then it pays – in the first instance - to keep in mind the seller’s market that the post-Pandemic period has inadvertently cultivated.
Over the last couple of years, unavoidable shifts in personal and professional circumstances were widely responsible for flagging up living arrangement issues that perhaps weren’t apparent before. These included, but were not limited to, insufficient office capacity, lack of outside space, and a desire to be closer to family and nature.
Off the back of this piqued curiosity as to whether, in fact, the grass IS greener on the other side, there are currently more than twice as many buyers as sellers active in the market. Of course, this is good news in terms of the likelihood of selling your current property quickly, and in line with the market value.
That said, when property demand exceeds supply in this way, there is also a high chance that you’ll be competing with many other buyers, when it comes to securing your onward property purchase.
One solution, in this case, is to at the very least, secure a buyer for your own property, subject to contract, before you begin your search.
Even better, there is the option to sell and move into rented accommodation - such is becoming the preferred process of the many intent on putting themselves in the most powerful position (they don’t call them ‘Power Buyers’ for nothing), to secure their next home.
According to Geoff Tomlinson, Managing Director at Braxtons Estate Agents ‘selling to rent can be a useful tactic for those wanting to position themselves most favourably in this seller’s market. At Braxton, we can help with both the sale of your current home, as well as finding a suitable interim rental property, should this be a route you wish to consider. With an extensive range of properties coming to market every week, we are also well poised to assist you with your onward purchase, at such point as you are ready and able to buy.’
