Already almost a month into the New Year, and all the signs are pointing towards a property market that is back on track towards a promising spring selling season.
This will no doubt come as welcome news to those property-seekers (and sellers) who, until now, might have been nervous as to what extent last year's predictions of ‘market uncertainty’ would play out on a local level.
As it happens, activity over the last few weeks has been surprisingly promising, with the average UK property asking price having risen by 0.9% (to £362,438) – the biggest New Year bounce in three years - according to the Rightmove house price index.
After the traditionally quiet home-moving period of December, some degree of price boost is of course always expected, but this particular surge was not to be taken for granted, given the raft of relatively low expectations that it arrived on.
Speaking on this notably calmer and more balanced market, Geoff Tomlinson, Managing Director at Braxton Estate Agent in Maidenhead, says that ‘with effective pricing and marketing, there is every reason for home-sellers to have confidence in the local market, and in their chances of a timely and succesful sale transaction.’
Braxton, whose property portfolio includes this newly-listed property in Fishery Road, Bray, have already noted a considerable jump not just in viewing enquiries (a trend which is in line with the 55% uptick in property enquiries noted by Rightmove), but also valuation requests, as measured movers find all-important confidence in the market's green shoots of growth.

Summary
As 2023 looks set to see a move away from the wildly spiking values of the Pandemic years, and home-buyer demand re-aligns with the last ‘normal’ market of 2019 ( 4% more, in fact), property experts agree that there is every reason to be optimistic that the disparity between supply and demand that has all but defined the last few years, might finally be about to level out.
To this end, those looking to sell their home in the coming months are advised to adopt a positive yet considered approach to market, preferably guided by an agent who knows the area and has experience in selling similar properties successfully.
